193 Acres on the Pigg River – Timber, Trails, Wildlife & Waterfront Near Smith Mountain Lake
Rarely do large acreage tracts like this come available—especially with this much river frontage, recreational value, and long-term potential. Located in Pittsylvania County, just 12 minutes from the Penhook boat ramp at Smith Mountain Lake, this 193-acre property offers nearly 3/4 mile of frontage along the scenic Pigg River and checks every box for the serious land buyer.
Set in the rolling foothills of Southside Virginia, the land offers a diverse mix of terrain: mature hardwoods, scattered pine, open ridgelines, and long stretches of navigable riverbank. The elevation creates stunning views of the surrounding mountains, while the Pigg River flows gently along the southern boundary—ideal for quiet mornings fishing or launching a kayak.
This is a turnkey property with utilities already in place. A mobile home sits just off Darby Road with well, septic, and electricity installed—providing a ready-made basecamp or future homesite. A deeded access road leads in from Darby Rd, while Highway 40 frontage opens the door to potential future subdivision or development. A metal shop and a Ford 4600 tractor with attachments convey with the sale, adding immediate value for land management or homestead planning.
Outdoor enthusiasts will appreciate the well-maintained trail system that winds through the property. Whether you're riding ATVs, hiking, or accessing remote hunting stands, the infrastructure is already in place. This is prime habitat for deer, turkey, and other native species, with signs of wildlife throughout. If you’re an avid hunter, this land is ready for action on day one.
In addition to recreation and homesite potential, the property carries significant timber value, with a healthy mix of marketable hardwoods and a forest that’s been well managed over time.
Whether you envision a weekend retreat, full-time residence, hunting lodge, or long-term investment in one of Virginia’s most naturally rich regions, this property has the location, features, and flexibility to deliver.
No HOA. No restrictions. Just a rare stretch of riverfront land with everything in place.

For twenty years, Bear has been involved in the ranching and
marketing of Texas Longhorn cattle. Thirteen of those years he managed one of
the largest operations in the country handling the sales and marketing,
developing systems to further improve efficiencies and profitability within the
ranch and farming community. In 2015, he founded Eastwind StockCo Consulting
helping other ranches find profitability and consistency within the
agricultural world. Simply said, he connected people with cattle to find success.
As a lifelong hunter, Bear grew up chasing whitetails in
Pennsylvania until moving to Virginia following college. Since then Bear has
traveled the North American hunting all sorts of critters from doves, elk,
deer, and bear in the fall to turkeys and bears in the spring. He became active
in the National Wild Turkey Federation through his local chapter before serving
as the State Vice President. In 2022 he was elected to the National
Board of Directors. His desire to share his outdoor experiences is all encompassing.
In 2023 Bear decided to combine his lifelong
passion of ranching, farming, hunting, and the outdoors with efforts to help
others find what they’ve always wanted- a place whether it be a home, a hunting
property, a ranch, or a farm to share with family and friends for years to come.
